Data centers are the standout segment, with nearly 3,000 rai in planned/booked land and 60–70 projects awaiting regulatory approval; IEAT expects 90% will commit once electricity and infrastructure standards are finalized. Top investor nationalities are Singapore, Thailand, Hong Kong, Switzerland, Netherlands, and China.
