Thailand's rapid data center investment is reshaping industrial real estate: land prices in EEC zones (Samut Prakan, Ayutthaya) have surged over 50%, jumping from 3.5–4 million baht/rai to 6–8 million baht/rai. As of H1 2025, 26 of 57 promoted data center projects are underway (worth 811 billion baht), with demand exceeding supply in power-ready industrial estates. Bangkok remains the hub (45% of 76 national projects), but constraints are pushing developers to EEC areas, signaling sustained pressure on land costs and strategic importance for SMEs and manufacturers seeking proximity to digital infrastructure.
