Bangkok's new city plan—to be enforced mid-2570 (2027)—will add development zones by zoning changes (orange and red zones expanded, green reduced) to support TOD, 15-minute cities, and flexible living. However, the Land Department rejected proposals to reduce minimum house lot sizes (e.g., 36–50 sq.m) and increase foreign condo ownership (49% to 60%) due to concerns over infrastructure standards, density, and national security. The sector remains dominated by large, established developers; small and new entrants account for only ~5% of approvals, consolidating market power during economic slowdown.
